Marketing

Our goal for your property is to give it the exposure it needs and deserves to attract a quality tenant. When locating a home, prospective tenants utilize various avenues including the internet, through a licensed real estate agent or select local publications.

We aggressively market all of our listings in conjunction with select local and national real estate companies including thousands of agents, the Multiple Listing Service, Zillow, Trulia, REALTOR.com and our various social media forums. We also utilize print marketing publications and seasonal marketing opportunities. Advertising your property is included in the initial signing of your management agreement, with the exception of specialized advertising in real estate publications.

Tenant Screening

We strive to obtain the highest qualified tenants, which is why we take an on-hands approach and process all applications through our online management software. We perform complete background checks, obtain credit reports from all three of the major credit reporting agencies, complete employment verification and obtain and verify rental history. We adhere strictly to fair housing guidelines and will never discriminate against any applicant or tenant based on race, creed, color, religion, national origin, gender, sexual orientation, handicap or familial status.

Rent Collection

We make sure you get paid on time, every time. Rental payments are always due on the 1st of each month. We provide a late fee clause in lease agreements that requires the tenant to pay on or before the 5th of every month to avoid a late fee.

We retain 50% of all late fees collected. Rental payments are processed and sent to the owner on or before the 10th of each month. We pay all owner funds via Direct Deposit at no charge. We will serve a Notice to Pay or Quit in the event rent is late. After the eviction process has started, all tenant payments must be made in the form of certified funds, payable in full. We do not allow for tenants to pay rent with personal checks for any reason.

Maintenance

We take care of your property like it’s our own. We have a full list of vendors who are licensed and insured. Tenants are instructed to submit all maintenance requests through their online resident portal. All requests are processed by our staff within an hour of submission and the tenant is contacted directly to schedule the repair.

In the case of an emergency, tenants are directed to call our maintenance call center, who will connect them to their property manager instantly. This includes loss of air conditioning, heating, hot water, water damage and fire. If there is a home warranty in place for the property, we require a copy of the warranty at the time of the management agreement signing. All homes must be professionally cleaned and “lease ready” upon the signing of the management agreement.

After your initial listing walk-through, our staff will contact you to go over required/recommended repairs to get your home ready to lease. These items could include, fresh paint, property systems, cabinets, plumbing, electrical and making sure fixtures are in good, working order. We require a cleaning deposit from all tenants, therefore it is only fair that the home be in move-in ready condition when they take occupancy. This includes getting the home professionally cleaned and the carpets professionally cleaned.

Eviction Protection

In the unfortunate event that a tenant needs to be evicted from your rental, we will cover the cost of a simple uncontested eviction (some restrictions apply) and ensure your investment is protected.
